Sunday on the Homefront-Adding Belleville to our Search Area

Well, we are making a bold move!

Not really, but it feels like it. Some sort of decision for the sake of progress. What would I blog about without random decisions??

We have come to the conclusion that we will be including Belleville, MI in our home searches. When we began we nixed every Belleville address listing to come our way for one reason. Auto insurance rates are BAD in Belleville. Justin and I are both certified in Property and Casualty Insurance, so we keep tabs on current rates around us. We made sure to keep them in mind while searching for a home as well. A high mortgage payment would be fine in a low-insurance rate area, but we will have to have a lower mortgage payment if our insurance is to rise, possibly by over 100%. This is a point where we feel more educated than other homebuyers, but it’s also a hinderance.

Anyway, on to the good news. Because we have decided to include Belleville, we have been opened up to many listings with 2-8 acres of land with a decent home on it as well! Not only will this help us have a higher home value later on (land is always valuable), but it will help us accomplish what we really want in a home. With even one acre, we could have everything we want in a home while also avoiding any problems with the Michigan Right to Farm Act.  This would allow us to have our backyard chickens (that I want desperately), a nice size garden, the small orchard I want to plant and we would have plenty of space to grow! More than anything, we want a home I can have my studio in, and a place we can grow into for the next 10 years or so. Also, these properties could very well be available for the USDA Rural Development Loan we are looking into. Since we must have a rural home for that loan, I would rather go to Belleville and pay higher insurance than move clear down to Adrian and put that money into my gas tank and car repairs.

Well, that’s what’s going on for now! Next week I’ll have an update on what went on at the WHEP meeting we are going to for down-payment assistance.

    I SO hope you find your place soon.. somewhere where you can leave all that talk of insurances and money stuff behind and just BE.. maybe even in a wonderful foggy morning.. i wish you well in your search.. c

    1. We begin our search officially in January or February. Thanks so much for the kind words! I can’t wait to sit outside and enjoy my first foggy morning in that home.
